under the realm of this company's competence.
Based in the South Carolina Trident area, Charleston proper, Palmyra
covers all areas in the state. We are here to serve our community,
and to help in any way possible. Palmyra Home Inspections is not
affiliated with any realtor, bank, construction company, or otherwise
that would impeded it's work or create a conflict of interest for
evaluating your home.
Home Inspection
According to Realtor.com, over 85% of all home transactions in the
U.S. are dependent on the completion of a Home Inspection. After
both parties agree upon a price, and the contract is ratified, a
home inspection is scheduled and is usually to be completed in a
few days from the contract acceptance. Advantages of today's home
inspection give the buyer detailed knowledge of the home and property
they are about to purchase, the reassurance of having your home's
identifying structure looked over by a trained professional, and
offers a platform for possible negotiations for remediation of items
in a home that may have to be fixed or repaired. The home inspection
of today is a versatile tool for the buyer of any home, new or preexisting.
Palmyra Home Inspections is specifically licensed by the state of
South Carolina to conduct residential inspections, and follows the
strict standards of practice as written and enforced by ASHI (American
Society of Home Inspectors) whose policies are in the process of
becoming state regulations throughout the country. Palmyra Home
Inspections takes the extra step to have the tools needed to evaluate
your property correctly, regardless of the additional cost to the
company.

Pre-Listing Home Inspection
The process of selling a house is a complicated procedure where
time is of the essence. Delays are often costly and can be easily
responsible for contract expiration, ultimately leading to a lost
sale. Questionable issues that may come up at time of transaction
can be taken care of expeditiously, leaving occasion for the more
time worthy elements of moving and possible relocation. A Pre-Listing,
or Pre-Sale, home inspection allows the seller an opportunity to
make themselves aware of issues that may come up at time of sale,
and give enough time to have all issues accomplished for when the
property is listed.
As mentioned previously, home inspections are well on the way to
becoming a heavily relied upon industry standard. Getting a pre-listing
inspection is a guarantee to create a smooth transaction at the
time of sale, to take care of repair issues that may plague the
sale of your home, and to get an overall assurance of receiving
the most money at closing. Palmyra Home Inspections considers this
service to be of the highest value due to the effective time and
money saving it can offer. A Pre-Listing Home Inspection service
by Palmyra Home Inspections will include all specifications and
calibrations, including reporting, of a full paid home inspection.

Radon Testing
It is the recommendation of the US EPA (Environmental Protection
Agency) to have all homes tested for Radon gas. Radon gas, in confined
spaces like your home, has been found to greatly increase the chance
of lung cancer, even more than smoking. Once radon particles enter
your lungs, they imbed themselves and continue to emit radiation
until expelled. If elevated levels of Radon are found in your home,
there are ways to lower levels through simple Radon mitigation.
Palmyra Home Inspections will complete a radon examination of your
home, with results returned in as little as 2-3 days, the quickest
available return time. If action levels have been detected, we will
return to complete a second test, as recommended by the US EPA.
Results from a licensed laboratory will then suggest what action
to take in radon remediation. If required, a list of proper Radon
mitigation contractors will be attached with report. Testing and
reporting for radon to be completed by a licensed laboratory, and
is included in the service.

Maintenance Inspections
Maintenance on a home or structure cannot only extend the life of
the overall building, but has also noted to greatly increase a homes
value. Lifetime maintenance of a home is not something that can
be covered with a last minute fix-up or with a gallon of paint.
A professional home inspector or well-educated homebuyer can easily
identify lack of proper maintenance.
Every home is different, from property to property. Each has it's
own reaction to it's environment due to differentiating circumstances
such as building materials, design, and construction variances.
Palmyra Home Inspections will come to your home, and over a conclusive
examination, will determine house maintenance issues and a schedule
that is as original and unique as your home. A Maintenance Inspection
service by Palmyra Home Inspections will include all specifications
and calibrations, including reporting, of a full paid home inspection.

Warranty Inspections
Homes sales, whether new construction or existing structure, will
sometimes come with a warranty of varying lengths, one year typical.
These warranties generally cover elements that are commonly evaluated
in a typical home inspection. Not being able to identify any problematic
issues by the warranty deadline can be very costly to the homeowner,
even a few months down the line.
Palmyra Home Inspections can evaluate your home on the basis of
a comprehensive home inspection. This investigation is supported
by the in-depth assessment of your homes entities under warranty.
Palmyra Home Inspections has the knowledge and certifications in
designating the condition of residential structures.

EIFS Inspections
EIFS (Exterior Insulation Finish System), also known as "synthetic
stucco" has been used widely in the United States since the
1980's. The product itself is an outstanding system to offer both
a beautiful architecture element, as well as a good insulation system
to a structure. Main problems associated with EIFS, as with most
exterior finishes, are water and moisture retention behind the material
itself. Improperly designed and/or installed EIFS has the tendency
to allow moisture in through joints created by windows and doors.
Moisture that is not allowed to escape begins to deteriorate a house
rapidly from the inside out, with little or no visible signs on
the exterior or interior of a home.
Palmyra Home Inspections is licensed to investigate a home with
EIFS to determine if further evaluation or remedy is necessary.
The earlier a problem is detected the better, as deterioration of
the homes structure can happen very rapidly. Palmyra Home Inspections
can identify possible damages and recommend contractors who are
specialized and licensed in the field of EIFS abatement to fit clients
needs, without conflict of interest.

CO / Combustible Gas Detection Service
Carbon Monoxide (CO) is created in the home by everything gas supplied
from
your hot water tank, stove, oven, fireplace, and furnace. Also known
as the "silent killer", CO is a colorless and odorless
gas, and is undetectable by any means other than equipment that
is calibrated for it. Combustible gases themselves are typically
odorless, but contain an additive designed to be detectable by your
sense of smell. With small leaks in pipes however, this odor is
often incorrectly excused for a mold, mildew, or an "old house"
smell. Combustible gas leaks that are allowed to build up in confined
spaces such as your home can be not only deadly by inhalation, but
also explosive in a short amount of time.
Whereas your typical home CO detector is not calibrated for effective
measuring, Palmyra Home Inspections has the specialized equipment
calibrated to specifically "sniff" CO in the ambient air,
and produce a measurable reading. We also have the most sensitive
of combustible gas detectors available on the market; to give assurance
to our clients that there house has been thoroughly tested. This
service is a must if your home has supplied gas, or if your house
has been converted to electric and you believe you may have issues
with CO or Combustible Gases. This CO / Combustible Gas Detection
Service by Palmyra Home Inspections will be included with any of
the full paid home inspection services, but is also recommended
at anytime concern arises.

New Construction Home Inspection
When purchasing a new construction home, the builder or contractor
will often offer a home inspection after completion
of construction activities, but before the unit is occupied. These
inspections are often completed by a qualified employee of the company,
but sets up a conflict of interest situation that most home buyers
do not trust. Palmyra Home Inspections offers our services to both
the builder / contractor and home buyer alike. The ability for us
to come in and give a report, with no potential biased, and retain
a good relationship with all parties is important. With Palmyra
inspecting the unit, the buyer gets an inspection they trust, and
the contractor relieves the possibility of conflict of interest.
The objectives of Palmyra, as well as any contractor, is to appease
the customer. Discuss this option with your contractor and mention
you want Palmyra Home Inspections to act as a third-party inspection
company to complete the service, or contact us for more information.

Water Quality Test
Many
types of potentially lethal bacteria, including E. coli, can be
found in drinking water. Lead is highly toxic substance that can
leach into water from pipes and fixtures or from natural sources.
Millions of pounds of pesticides and nitrates are released into
the environment each year. If these pollutants are in your water,
it may be a health hazard. And if there are children in the household,
the risks become even more serious. Testing your water is a quick
way to ensure your families health.
Our
water quality test identifies harmful levels of eight different
common contaminants in water: Bacteria, Lead, Pesticides, Nitrates,
Nitrites, Chlorine, pH and Hardness. Our test kits are accurate,
informative, and produce results on the spot. Palmyra Home Inspections
testing can detect dissolved lead at levels below the EPA Action
level of 15 parts per billion (ppb). EPA maximum contaminant levels
or guideline standards:
Bacteria:
None
Lead: Below 15 ppb
Pesticides: Below 3ppb (atrazine), Below 4ppb (simazine)
Total Nitrate/Nitrite: Below 1.0 ppm
Nitrite: Below 10.0 ppm
Total Chlorine: Below 4 ppm, pH 6.5 to 8.5
Total Hardness: 50 ppm or less
